Every inspection, step by step

STEP 01

Initial Contact & Project Brief

You contact Veldito and provide a brief description of your project — the location, the type of construction, the size of your investor group, and what specific concerns or questions you have about the current state of the project.

We will ask you to share the construction contract and the agreed schedule of works. These documents form the factual basis for the inspection — without them, we can only observe, not compare.

STEP 02

Contract Review & Inspection Planning

We review the contract and schedule in detail, identifying each milestone, the criteria that define completion for each phase, and the payment triggers. We note any ambiguities or areas where the contract language is unclear.

We then plan the site visit — determining which areas to inspect, what to photograph, and what specific questions the inspection needs to answer for your investor group.

STEP 03

On-Site Inspection Visit

Our inspector travels to the construction site and conducts a structured walkthrough. Every accessible area is documented with photographs. We record the state of each construction phase, note visible quality issues, and observe anything that differs from what the contract describes.

We do not interfere with construction work. We observe, document, and record. The inspector takes detailed notes that will form the basis of the written report.

STEP 04

Report Writing & Delivery

After the site visit, we compile the findings into a structured report. The report includes an executive summary with an overall completion assessment, a phase-by-phase breakdown, annotated photographs, and a clear statement of any discrepancies identified between the contract and the observed site conditions.

The report is delivered digitally to all members of your investor group simultaneously, ensuring everyone receives the same information at the same time.

Overall project completion assessment (percentage of contracted works observed as complete)
Key findings stated in plain language — what is on track, what is delayed, what is unclear
Date and location of the inspection visit
Inspector identification and inspection basis (which contract version was used)
Section 2 — Phase-by-Phase Findings
Structural works: foundations, frame, slabs — observed status vs. contracted milestone
Building envelope: facade, roofing, windows, external doors — observed status vs. contract
MEP rough-in: electrical, plumbing, HVAC — visible progress documented
Interior works: partitions, plastering, flooring, tiling — documented by zone or apartment
Site infrastructure: access roads, utilities, common areas — observed condition
Section 3 — Photographic Documentation
Timestamped photographs of each inspected area, organised by construction phase

Section 4 — Discrepancy Summary
Clear list of any differences between contracted milestones and observed site conditions
