Our inspector travels to the construction site and conducts a structured walkthrough of all accessible areas. We observe and document the current state of every construction phase — foundations, structural work, roofing, facade, internal partitions, MEP installations, and finishing works — comparing what we see against the milestones described in your construction contract.

The inspection is conducted without advance notice to the contractor where contractually permissible, ensuring that what we observe reflects the genuine state of the project rather than a prepared presentation.

Before the site visit, we review the construction contract and the agreed schedule of works. We identify the milestones, completion criteria, and payment trigger points defined in the contract. After the site visit, we map what we observed against each contractual milestone to produce a clear, phase-by-phase completion assessment.

This analysis identifies where the project is on track, where it is behind schedule, and where completed work may not meet the specifications described in the contract. The result is a factual baseline that your investor group can use to make informed decisions.

Every inspection produces a structured written report delivered to all members of your investor group. The report is designed to be understood without any construction or engineering background. It includes an executive summary with an overall completion assessment, a phase-by-phase breakdown with photographs for each section, and a clear statement of findings.

Reports are available in Croatian and English. They are formatted for easy sharing among group members and are suitable for use as supporting documentation in discussions with contractors or legal representatives.
